New Connections for Water and Associated Waste

Aimera as a Licenced Provider can only coordinate between the Customer and Scottish Water,

Before submitting your application, due to the current level of regulation, you must engage with a developer or Self Lay organisation that is familiar and competent with Water for Scotland 2nd Edition, this is to ensure the protection of public health and the protection of Scottish Waters infrastructure and service to existing customers

All domestic applications are processed directly by contacting Scottish Water.

To process a new connection there is a minimum advance charge of £93.60 that applies to all applications (This charge will be deducted from your final costs). In addition to the above deposit, Scottish Water require all Forms to be fully completed with supporting location plans, layouts, drawings and schematics, showing the proposed location of your connection to the closest water main, the pipework route into the location / development, the proposed materials specifications and the internal schematic outlining the valve arrangements and appliances. Only fully completed and compliant forms are accepted by Scottish Water. The four elements of new connection charge are:

Infrastructure charges

For new or existing properties that have not previously been connected to the Scottish Water network, you will be charged for each connection to the public water mains or sewerage network.

For commercial house developments and self-build houses, the infrastructure charge will be applied by Scottish Water; for non-household developments, the infrastructure charge will be applied by Aimera as described below.

The infrastructure charge may also apply where a site is redeveloped (greater demand for water from the site).

The standard charge applies to each property or sub unit and is payable in advance of the work taking place.

Connection charges

For developments that include business or industrial units, Aimera arrange for new communication pipes to be connected to the existing network, or for an inspection to take place to ensure that your own connection work meets all relevant construction standards. n.b. The communication pipe is a pipe between the public main and the boundary of the road where the main is located.

All connections to the public mains and sewerage network must be inspected; if the communication pipe has a diameter no larger than 32mm, Aimera will charge a fixed sum for the connection. An additional charge applies if a second ‘manifold’ connection is required and the work is carried out at the same time as the first connection.

Scottish Water arrange for labour and material needed to complete pipe laying work for the connection to the existing trunk main only. You will be responsible for:

arranging all excavation work (or providing suitable ducts, or both)

filling in and reinstating the footpath and road

providing all materials, including a water stopcock or meter chamber

If the communication pipe has an outside diameter larger that 32mm, the above still applies, but the charge reflects the actual cost of works carried out. An advanced payment is based on the estimated cost of the work. If the actual cost is less, Aimera refund the difference. If the actual cost is more, you are invoiced for the balance.

Inspection Charges

Charges are made for inspection by Scottish Water to approve water or sewerage connections; where you or your contractor have made the water connection to a self lay main, constructed by agreement with us in accordance with Water for Scotland 2nd Edition guidelines

Building Water

Water for commercial house building. When water is needed for the commercial building of new housing contact Scottish Water direct.

Water for business and industrial developments and site accommodation water. Water that supplies site accommodation will be metered by Scottish Water , so the charge is broken into fixed and volumetric rates.

  • Commercial building water charges maybe metered or based as a percentage of the estimated cost reported in planning permission applications and building warrant approvals. The total estimated cost is the total price of the contract less the value of any pre-mix concrete.
